The roof of the property was covered with moss which had blocked the gutters casuing water damage. The roof conversion had limitd insulation and ground floor skirting boards were rotten.

 

 Typical 1950's bungalow of brick construction with purpose built roof void bedrooms.

 

 

 

The thin roof and sides of the dormer are likely to have limited if any insulation

 

 

 

 

Extensive moss growth which is often an indicator that there is no insualtion in the roof. The moss will block rainwater goods and impede water flow off the roof.

 

 

Downpipe blocked probably due to moss catching in the bend.

 

 

 

Patch repairs to a metal roof. Metal roofs are prone to fracturing due to thermal movement

 

Blanket insualtion in part of an angled roof. The whole void should be insulated with rigid insualtion that will allow air to flow over and remove condensation

 

 

 

Back of roof void partitions. No insulation.

 

 

 

Damp skirting board rotting.

 

 

 

No hand basin near to the toilet or between it and the kitchen sink
